LifestyleBest Golf Gated Communities In Mexico To Move To In 2026
If golf is part of how you live, the Riviera Maya deserves your attention. Year-round sunshine, world-class course designers, PGA Tour history, and real estate prices that are still significantly below comparable golf communities in Arizona or Florida. This is not a hidden gem anymore, but it is not overpriced yet either.

Here is a breakdown of the three communities I consider the serious options, plus two honourable mentions worth knowing.
Tulum Country Club — The Best Golf Course in Mexico
If you want the most decorated course in the country, this is it. PGA Riviera Maya, designed by Robert Trent Jones II, was named Best Golf Course in Mexico at the 2024 World Golf Awards. One of the only PGA-affiliated complex in all of Latin America, with a PGA of America partnership running through 2030. The course hosts the Korn Ferry Tour Tulum Championship, which means it is maintained to professional tour standards year-round. The community sits on nearly 300 hectares near Akumal, between Playa del Carmen and Tulum, with cenotes, jungle, and Caribbean access woven through the property.

Beyond the course, the Members Club is the social anchor — pools, restaurant, adults-only pool bar, and a spa and wellness center. Sports options include padel, pickleball, and tennis courts. The club also offers a kids club and playground, a beach club, a convenience store, and concierge and shuttle services throughout the grounds, all behind 24/7 gated security. The infrastructure is built with intention: solar energy systems, renewable resources, preserved native vegetation throughout, and a carbon-offset reforestation program that covers 100 percent of the club's emissions. This is not a community that was cleared and paved over — it was built around the land.
For real estate, entry prices start at around $250,000 USD for Tranquil Condos. From there, the range moves upwards to 3-4 bedroom homes starting at $450,000 USD, to ultra-luxury homes facing the golf course starting at $2,000,000 USD. If you want the best course in Mexico at an entry price that still makes sense, Tulum Country Club is the answer.
Mayakoba — Where the PGA Tour Comes Every Year
Mayakoba is the most globally recognized golf address in the Riviera Maya, and for good reason. El Camaleón Golf Club, designed by Greg Norman, opened in 2006 and became the first course outside the United States and Canada to host a PGA Tour event when Fred Funk won the inaugural tournament in 2007. The tour has been returning every year since.
The course is Par 72, 7,024 yards, and plays through three distinct ecosystems: Mayan jungle, mangrove wetlands, and Caribbean coastline. The signature par-3 15th has views of Cozumel on a clear day.

The Jim McLean Golf School operates on-site for residents who want to work on their game. But what makes Mayakoba genuinely different is what surrounds the course. The broader estate is shared with Banyan Tree, Rosewood, Andaz, and Fairmont — which means residents have access to four world-class spas, over 25 restaurants, a Mexican town square, the Sands Beach Club at Banyan Tree with its oceanfront pool and beachfront lounge, the Mayakoba Dive and Water Sports Center, a three-mile nature trail through the jungle and wetlands, and a private yacht available for charter. There is a kids club, the Rangers Club for younger children, multiple event venues, 24-hour concierge and butler services, and property management and villa rental programs built into the ownership structure. Rosewood residents also receive global privileges at Rosewood properties worldwide. It is genuinely resort living with a deed attached.

With real estate ranging from $1,000,000 USD to $5,000,000 USD on the resort side of Mayakoba. Lifetime golf and beach club membership is included with purchase.
Corasol — The Golf and Beach Combination
Corasol is the community for buyers who refuse to choose between a world-class course and direct Caribbean beachclub. Gran Coyote Golf Club was designed by Nick Price, a three-time major champion. It opened in 2011 at Par 71, 7,043 yards, with Platinum Paspalum greens.

The practice facility here is the largest in the Riviera Maya, with a 300-yard driving range, and the course has hosted World Amateur Championship qualifying events. A free shuttle runs residents to the course. Beyond golf, Corasol packs in a remarkable amount of lifestyle infrastructure. The Costa Beach Club sits on over 400 feet of private Caribbean beachfront, spanning 4 hectares — the largest private beach club in Mexico. Inside the gates, there are multiple pools, jacuzzis and hot tubs, a world-class gym, a spa, a jogging track, swimming lanes, a yoga deck and over 5 restaurants. Offering a wide variety of cuisines like sushi, Mediterranean, Italian, and even a candy bar. For families, there is a kids club and playground, a teens club, cinema, multipurpose event room, and organic gardens. A bar, cafeteria, fire pits, pet spa, and roof garden round out a community that genuinely has more going on than most resort hotels. Double-gate security, 24-hour guards, concierge service, and a vacation rental program are all standard.

Real estate starts at $290,000 USD with Nick Price Residences (1 to 3 bedrooms with golf views). The range moves through Punta Laguna ($342,000), Hoxul with rooftop pools ($345,000), and Palm Villas at $1,600,000 to $1,770,000. Beachfront penthouses at Costa Beach Residences start at $1,800,000.
Honourable Mentions
Playacar is the most established golf community on the coast. Hard Rock Golf Club Riviera Maya, designed by Robert Von Hagge and opened in 1994, is Par 72, 7,144 yards, with a slope rating of 148, the most technically demanding course in the region. The community has 30 years of proven track record, is walking distance to 5th Avenue and Playa del Carmen, and has strong rental demand year-round. Phase 1 is the only area you can purchase a beachfront stand-alone home. Phase 2 condos start at approximately $400,000 to $600,000 USD and homes ranging from $750,000 USD to $3,500,000 USD. If you want an established community with urban walkability and a serious course, Playacar earns a close look.

Puerto Aventuras is the only private marina community in the Riviera Maya. It is not primarily a golf destination, but it has a 9-hole course within the gates and the lifestyle is genuinely compelling: two protected marina basins, bilingual schools, medical clinics, tennis, pickleball, dive shops, and fishing charters, all behind a single entrance. For buyers who also boat or dive, it is in a category of its own. Prices run from approximately $500,000 to $2,000,000 USD with HOA fees of $200 to $700 per month and a lifestyle that is priceless.

What to Know Before You Buy in a Golf Community
A few things I tell every buyer before we get into specifics.
Foreign ownership in Mexico works through a Fideicomiso, a Mexican bank trust. It is fully legal, 50-year renewable, and gives you the same ownership rights as a Mexican national. I only work with deeded properties. No transfer of rights, ever.
Closing costs run approximately 6 to 8 percent of the purchase price. Budget for it from the start.
Golf access terms vary by development and by building. Some include rounds, some charge membership fees, some have guest rate structures. Confirm what is included in writing before you sign anything.
HOA fees can charge $3-$8 per m2 depending on the location and amenities included.
Ready to See These Communities in Person?
I have been on the ground in the Riviera Maya for four years. I have walked these courses, toured these properties, and have honest opinions about all of them. If you are a golfer thinking about owning here, I am happy to walk you through the options and start the journey of owning in one of the best locations on the coast.
